Southeast Boise Neighborhood Guide: A Mix of Charm, Convenience & Luxury
More than any other area in the Treasure Valley, Southeast Boise has a distinct feel. Maybe it’s because I’ve personally lived in neighborhoods across Boise—including the North End, Bench, and West Boise—but never in Southeast. Whatever the reason, every time I visit, I sense a touch of elegance, thoughtfulness, and community that makes this area stand out.
Southeast Boise offers modern subdivisions, beautiful landscaping, top-rated schools, and an easy commute. Residents enjoy quick access to Whole Foods, Trader Joe’s, and Bown Crossing—one of Boise’s most charming shopping and dining districts. It’s also perfectly situated near the Idaho Botanical Gardens, Table Rock, and the Idaho Shakespeare Festival, offering unbeatable outdoor recreation and cultural experiences.
Housing in Southeast Boise ranges from starter homes to luxury properties. Many homes receive multiple offers, and prices remain some of the strongest in the valley. Key residential areas are centered around Broadway, Boise Avenue, Apple/Bergeson, and Parkcenter.
Notable Neighborhoods in Southeast Boise
East of Broadway/BSU Area
This area has a North End feel and consists primarily of 1940s post-war homes. Properties tend to be smaller, often with basements. The closer to Boise State University, the more apartments and student housing you’ll find.
Crystal Way
While not a full neighborhood, Crystal Way is a special street featuring charming mid-century homes. If you get the chance to live here—take it!
Lakewood
Developed in the 1980s and 90s, Lakewood features larger lots, mature trees, and community parks. Many homes are ready for remodeling but have great bones, and the neighborhood remains a Boise favorite.
River Run
One of Boise’s most exclusive riverfront communities, River Run offers patio homes, condos, and high-end properties with a turn-key lifestyle. The gated section, The Island at River Run, features expansive custom-designed homes.
Spring Meadow & Pier Point
Located along Parkcenter Blvd, Spring Meadow features riverfront homes, while Pier Point offers more affordable homes nearby. Both communities provide easy access to the Greenbelt, Bown Crossing, and Riverside Elementary.
East Meadow Park
Centered around a private park, East Meadow Park fosters a strong sense of community. Neighboring areas near Liberty Elementary offer similar charm.

Harris Ranch
Technically part of Northeast Boise (MLS Area 200), Harris Ranch is one of Boise’s largest master-planned communities. Originally a cattle ranch, the area has transformed into a thriving neighborhood with new construction, restaurants, and commercial development.
Wood Duck Island, Oakmont & Barber Point
For buyers wanting larger lots, mature landscaping, and winding, walkable streets, these communities between Boise Avenue and the river are excellent choices.
Surprise Valley
With community pools, a clubhouse, trails, and stunning foothill views, Surprise Valley offers a high-quality suburban lifestyle with plenty of green space.
Columbia Village
One of Southeast Boise’s largest planned communities, Columbia Village features a recreation center, gym, pool, top-rated schools, and easy access to Micron Technology. Originally developed in the 1980s and 90s, this area continues to offer some of the best value in Southeast Boise.
