When Is the Best Time to List a Home in Boise? Don’t Overlook the Fall Market

Ask most homeowners when the best time is to sell a home, and the answer is usually some version of “spring.”

And yes, spring is important. But in Boise, there is another selling season that deserves a lot more attention: the stretch from just after Labor Day through October and, in many years, into the first half of November.

We see it anecdotally every year. Summer vacations end. Kids are back in school. Buyers who spent July and August distracted by travel, heat and family schedules get serious again. Sellers who held off during summer bring homes to market. For several weeks, the Boise market seems to wake back up.

But rather than relying on our impression of the market, we decided to look at the numbers.

Measuring Boise’s “Flash Sales”

One of the statistics we track at The Boise Group is what we call a flash sale: a home that goes under contract within its first seven days on the market.

It’s a useful measure because it tells us something that median days on market can obscure. A market can contain plenty of overpriced homes sitting for 60 or 90 days while desirable, well-priced properties are still receiving immediate buyer attention.

For the graph below, we calculated the percentage of sales that were flash sales during every week of 2023, 2024 and 2025, averaged those three years together, and then plotted 2026 separately through Week 33.

What immediately jumps out is how strong 2026 has been.

After a relatively slow start to the year, Boise’s market accelerated dramatically during the spring. In numerous weeks, more than half of the homes that ultimately sold were under contract within seven days. At the spring peak, nearly 69% were flash sales.

The market has cooled during the summer—which is normal—but even after that slowdown, Week 33 came in at 39.4%, still above the approximately 33.7% three-year average for that week.

That distinction matters. We’re not looking at a market that has stopped functioning. We’re looking at a market that had an unusually strong spring and has moved into its normal summer slowdown.

And Now Comes Boise’s Second Selling Season

Look toward the right side of the historical bars and you’ll see something interesting.

The Boise market doesn’t simply decline in a straight line from spring until Christmas. Historically, we see renewed pockets of activity during the fall.

That makes sense when you live here.

Labor Day essentially marks the end of Boise’s summer season. Vacations wind down, school resumes and daily schedules normalize. Buyers who have been watching the market often come back with renewed urgency—and suddenly there aren’t that many weekends between September and the holidays.

In practical terms, we consider the period immediately following Labor Day through October to be one of the most important listing windows of the year. Depending on the property and market conditions, that opportunity can extend into approximately mid-November.

There is an interesting calendar wrinkle in 2026, too. Labor Day falls on September 7, in Week 37, later in the weekly calendar than it does in many years. That may effectively compress this year’s prime fall market into Weeks 37–39 and the weeks immediately following.

For a seller preparing a home now, we would much rather use the remaining weeks of August to get the property truly market-ready than rush onto the market simply to beat September.

Boise Has Something Else Working in Its Favor: Its Economy

Mortgage rates remain the obvious headwind. Buyers are extraordinarily rate-sensitive, and movements in the bond market can change affordability almost overnight.

But housing doesn’t exist independently of the local economy, and Boise continues to have some remarkably strong economic fundamentals.

The Boise City-Nampa metro unemployment rate was 3.5% in June, while total nonfarm employment was up 1.2% from a year earlier. Idaho’s Department of Labor describes the state’s economy as continuing to show strength, with low unemployment, continued job creation and steady wage growth; its 2026 outlook projects another 21,000 jobs statewide by the first quarter of 2027.

And then there is Micron Technology.

On August 20, Micron announced Micron Research Labs, a new long-horizon research institution headquartered in Boise and backed by a planned $10 billion investment over the next decade. The company expects to break ground in 2027 on a Boise research facility capable of hosting hundreds of researchers, focused on memory, computing, semiconductor manufacturing and technologies supporting the AI economy.

That $10 billion announcement is also in addition to Micron’s enormous manufacturing expansion already underway in Boise. Micron says its Idaho manufacturing expansion is expected to include 2,000 Micron jobs, 4,500 construction jobs and 15,000 indirect jobs, with meaningful DRAM production projected to begin in 2027.

For Boise, this is more than another construction project.

It further establishes the city as a center for advanced semiconductor research and manufacturing and brings the kind of highly skilled, highly compensated employment that can have long-term implications for housing demand.

We don’t expect Micron’s investment to magically override mortgage rates or eliminate normal real estate cycles. But when evaluating Boise’s housing market over a five-, ten- or twenty-year horizon, continued major private investment and high-skilled job creation matter.

The 2026 Housing Numbers Back Up the Optimism

The broader housing statistics are encouraging as well.

In June, Ada County recorded 1,034 single-family home sales, up 20.4% from June 2025. Resale transactions were up 20.5%. The countywide median sales price was $582,000, up slightly year over year, while resale prices were up 1.3%. Boise Regional REALTORS® characterized the market as continuing to stabilize, with increasing choice for buyers while demand remained steady.

That’s an important combination.

This isn’t 2021, when almost everything sold instantly and buyers had virtually no leverage. Nor would we describe 2026 as an easy market for every seller. Buyers have choices. They care about condition. They notice deferred maintenance. And they are extremely sensitive to price.

But good homes are selling.

In fact, that’s exactly what our flash-sale data demonstrates.

So, When Should You List?

If you’re ready in spring, we’re certainly not suggesting you wait until September.

But if you missed the spring market—or you’re contemplating whether to list now or wait until next year—we would not automatically wait for 2027.

For many Boise sellers, the post-Labor-Day period through October is an excellent window, with viable selling conditions often continuing into the first half of November.

The more important question is whether your house is ready to compete.

In today’s market, we would generally choose a beautifully prepared, accurately priced home hitting the market two weeks later over a property rushed to market simply to hit a theoretically perfect date.

That’s particularly true in Boise’s fall market. You don’t need to be first.

You need to be one of the homes buyers notice when they come back.
