So far 2026 has delivered some of the strongest Boise resale activity we’ve seen in the past five years. We’ve hit notable milestones in both sales volume and pricing, and buyer demand has proven remarkably resilient despite higher mortgage rates.
I’ll admit that when tensions escalated in Iran earlier this year, I worried that rising rates and economic uncertainty might put a chill on the market. The opposite happened. Many buyers seemed concerned that rates could move even higher, and with rates sitting above the winter lows but below where they were a year ago, buyers who had been waiting on the sidelines jumped into the market this spring—particularly in April and May.

Our flash sale numbers help tell that story. We saw some true high points this spring, with more than 65% of listings hitting the market in mid-April going pending within their first seven days. That’s a strong indicator that motivated buyers are still out there and are willing to move quickly when the right home comes along.
So far June has been a lot quieter than April or May–I’m eager to see how the rest of the month plays out. The resolution of the war in Iran should help move buyers who seem to have paused so far the past couple of weeks.

Flash sale numbers are also one of my favorite statistics to track because they can provide clues about future listing opportunities. Looking at both 2025 and how 2026 is tracking so far, these are my picks for the best and worst weeks to bring a home to market during the remainder of 2026:
If 2026 continues to track like 2025 and 2024, these weeks (listing dates) stand out as most likely to have a high number of flash sales:
- June 18
- July 30
- September 10
- October 15
- October 22
- December 10
And these are the dates/listing weeks that historically may underperform:
- July 23
- August 6
- August 27
- September 17
- November 5
- November 26
- December 17
Another interesting trend this year has been pricing strength. The average Boise resale seller is now receiving essentially full asking price, and May closed sales volume was among the strongest we’ve seen in recent years. That’s particularly impressive given where mortgage rates remain today.

While we’d all love to see lower rates, this spring has demonstrated that buyer demand is still very much alive. Buyers who have delayed moving over the past two years are increasingly deciding that life doesn’t wait for perfect interest rates. Marriages, growing families, job changes, retirements, and downsizing plans continue regardless of what the Federal Reserve is doing.
East Boise continues to be a bright spot in our market. The Micron expansion is having a meaningful impact on housing demand, and an interesting contributing factor has been Micron’s stock performance. Employees who have benefited from stock appreciation have had opportunities to convert that wealth into housing upgrades. I honestly can’t remember another time when I’ve seen so many Micron employees actively out shopping for homes and making move-up decisions.
Looking ahead, I remain optimistic about the balance of 2026. Inventory levels are healthier than they were during the pandemic years, but demand remains strong enough to support pricing in many segments of the market. For buyers, there are more choices than we’ve had in years. For sellers, properly prepared and properly priced homes continue to attract strong attention.
On a personal note, I recently had the opportunity to spend two days touring more than 50 homes with an out-of-state buyer. It was a great reminder of just how many interesting housing options exist throughout the Treasure Valley right now. There are some particularly impressive new construction communities in South Meridian and Northwest Eagle.
